Why Era Matters More Here Than Elsewhere

Las Vegas did not grow gradually. It grew in bursts, and each burst laid down whatever pipe material was standard at the time. The result is a valley where a home's build decade predicts its plumbing problems with unusual accuracy — and where hard water accelerates whatever weakness that material has.
Pre-1980: Copper, and Plenty of It
The oldest housing stock runs original copper supply lines that have now carried four or five decades of very hard water. Copper is a good material; it simply has a finite tolerance for this. Pitting works from the inside until a pinhole opens, and because these homes are slab-on-grade, that pinhole is frequently under the concrete.
What tends to come up: slab leaks, drain lines in cast iron nearing the end of their service life, galvanised sections in the very oldest properties, and shut-off valves that have not been turned in thirty years and will not seal when they finally are.
Late 1970s to Mid 1990s: The Polybutylene Window
Polybutylene supply pipe was widely installed across this period. It was cheap, quick and flexible, and it developed a reputation for failing — at fittings especially, and sometimes along the pipe itself.
If a home from this window still has polybutylene, the usual advice is replacement rather than repair, because patching one failure does not tell you much about the next. Mid 1990s to Early 2000s: Transition
This period is mixed. Copper came back into favour, PEX began appearing, and plenty of homes ended up with a combination. Water heaters and fixtures from the original build are now well past their expected life, and on this water most have been replaced at least once already.
The practical point for this era is that you cannot assume from the build year alone — it is worth actually looking at what is under the sink and at the heater connections.
2000 Onwards: PEX and Builder-Grade Everything
Newer construction across Summerlin, Enterprise, Centennial Hills and the southern growth corridors is predominantly PEX. That is genuinely good news: PEX does not pit the way copper does, tolerates freezing better, and largely removes the slab-leak risk that defines older neighbourhoods.
What replaces it is a different pattern. Builder-grade fixtures and water heaters were bought in bulk to a price and installed across an entire subdivision within a year or two, so they age out together — neighbours comparing notes often find they are all replacing the same things in the same season. And hard water still works on the water heater regardless of what the pipe is made from, which is why the 6-to-8-year lifespan applies to new homes too. Many of these houses do have a capped softener loop in the garage, which is worth knowing about.
Working Out What You Have
You can usually identify it yourself in a few minutes. Look under sinks, at the water heater connections, and near the main in the garage:
- Copper — rigid, unmistakable, often with green oxidation at joints.
- PEX — flexible plastic tubing, usually red, blue or white.
- Polybutylene — usually grey, dull finish, flexible. Worth confirming with a plumber if you think you have it.
- Galvanised steel — threaded grey metal, only in the oldest homes, and generally at the end of its life.
Knowing the answer changes how you read a small problem. A drip on new PEX is usually just a fitting. The same drip on forty-year-old copper may be the first sign of a pipe failing along its whole length — and that is a repiping conversation rather than a repair.

What plumbing problems come with a 1970s or 80s Las Vegas home?
Original copper supply lines that have now had four or five decades of hard water through them, which is prime slab-leak territory. Cast iron or early plastic drain lines. Galvanised sections in the oldest properties. Original fixtures and shut-off valves that may no longer close reliably.
Is polybutylene a problem in Las Vegas?
Where it was installed, yes. Polybutylene supply pipe was used widely from the late 1970s into the mid 1990s and became known for failures at fittings and along the pipe. If a home from that era still has it, replacement is generally recommended rather than repair. An inspection identifies it quickly.
What about newer homes built after 2000?
Most use PEX, which is flexible, freeze-tolerant and not attacked by hard water the way copper is. That removes the slab-leak risk substantially. What is left is builder-grade fixtures and water heaters ageing out in clusters across a subdivision, and hard water working on the heater regardless of the pipe.
How do I find out what pipe my house has?
Look where pipe is visible: under sinks, at the water heater connections, in the garage near the main. Copper is unmistakable, PEX is flexible plastic in red, blue or white, and polybutylene is usually grey with a dull finish. A plumber can confirm during any visit.
Does home age change how urgent a small leak is?
It changes what a small leak means. On a newer PEX system a drip is usually a fitting. On forty-year-old copper the same drip may be the first pinhole in a pipe that is failing along its length, which is a very different conversation.
